Netherlands: the LVV holiday-rental registration number
In participating Dutch municipalities, holiday-rental hosts must obtain a Landelijk Vakantie Verhuur (LVV) registratienummer through one national portal and display it on every listing.
How the Dutch system works
Under the Wet toeristische verhuur van woonruimte (in force since 1 January 2021, building on the Huisvestingswet 2014), municipalities can require holiday-rental hosts to register. Roughly two dozen municipalities — Amsterdam, Rotterdam, Den Haag, Utrecht and others — do. They share a single national portal, so the registration act is the same everywhere even though the requirement is local.
Where to register
Sign in at toeristischeverhuur.nl with DigiD (individuals) or eHerkenning (businesses). First check whether your municipality participates at the municipalities list — not every gemeente requires registration.
What the number looks like
The LVV registratienummer is 20 alphanumeric characters, usually shown as five groups of four: NL4B 7R2K 9QM1 X8PW 5A3T. The 20-character length and grouped display are confirmed from the portal’s own code, but the exact character set is not officially published, so a format check is advisory.
What you need
DigiD or eHerkenning; the property address, which must match the BAG (the national address register); and your BSN, or the organisation’s RSIN.
Night caps and renewal
There is no known annual renewal — the number stays valid per address and person until cancelled. But watch the per-municipality night caps: Amsterdam limits holiday rental of a home to 30 nights per year. EU Regulation 2024/1028 applies from 20 May 2026 on top of the existing Dutch system.
