Spain: tourism registration numbers and the national NRA
Spain has two layers of short-term-rental registration — your autonomous community’s tourism number (the one that works today) and a national registry whose procedure was struck down by the courts in May 2026.
The two-layer system
Most Spanish hosts register with their autonomous community’s tourism registry and receive a regional code — Andalucía’s VUT, the Comunitat Valenciana’s VT, Catalunya’s HUT/NIRTC, Madrid’s VUT. Separately, Real Decreto 1312/2024 created a national Número de Registro de Alquiler (NRA) via a Ventanilla Única. However, the Tribunal Supremo annulled the NRA registration procedure (BOE-A-2026-12300, 19 May 2026) before it became operational — so today the regional number is what you use.
Where to register
Register with your autonomous community’s tourism authority. Andalucía uses the Junta’s oficina virtual; the Comunitat Valenciana uses sede.gva.es procedure 19207; Catalunya files a comunicació prèvia at your ajuntament. Each requires a declaración responsable and varies in documents.
What the numbers look like
Andalucía: VUT/SE/01234 — VUT, the 2-letter province code, a 5-digit number (legacy codes start VFT and are still valid on un-updated listings). Comunitat Valenciana: VT-012345-A — VT, a 6-digit number, one check character. Catalunya (NIRTC/HUT) and Madrid formats are not officially published, so we treat them as advisory.
What you need
A nota simple from the property registry; the cadastral reference; and, where required, a municipal urban-compatibility report (the ICU in Valencia) or a community-of-owners certificate (Andalucía).
Why the national NRA is on hold
The NRA was due to be mandatory from 1 July 2025, but the court annulled Articles 5, 8, 9 and 10 of RD 1312/2024 — the entire registration procedure — in May 2026. The data-exchange Ventanilla Única (Article 7) survives, but there is no working NRA portal. Do not rely on the NRA until a replacement decree is published; use your regional number.
